1 In this case, we are presented with an issue related to commercial leases: will a late notice to the landlord of intent to renew the lease for another term be given effect when the lateness of the notice is due to the tenants own negligence? We hold that the late notice was ineffective in the circumstances of this case. Consequently, we reverse.
